Real estate has been the best and safest long term investment you can make, but personal investing directly in properties abroad has obvious drawbacks. Due to popular demand by long standing and new customers at Acacia Resorts we have created an International Property Pool and Investment Club, aimed at:
1) Building a portfolio of rental properties.
2) Low risk, tax efficient 5-10 year capital growth strategy.

1) Building a portfolio for growth...
Excellent investment opportunities exist in very specific locations, in areas where we have experience and local contacts. Discounted commercial and rental properties are available directly from developers and builders, notaries and in certain cases pre-owned properties from private sellers. EU or regional development grants will be sourced when applicable. Profits are reinvested in property upgrades and new units with view to optimising value growth and tax efficiency.
Geographical...
At the moment we focus on investment in small commercial properties in select, dynamic locations and rental properties in the South of France and Spain. Some of the new EU member countries, such as Hungary, Poland and the Czech Republic, are emerging markets, where we do not buy directly, but can participate through property funds to take advantage when a positive trend is evident.
2008 French property update:
We favour France as the place to invest in 2008: The real estate market is not as volatile as in some countries, and the "Sakozy-effect" is creating incentives to invest and thus stimulating the market, the Euro currency is a safe heaven, and the legal system has proven to protect the investor since Napoleonic times. In selective areas, where the TGV (bullet train) is coming, selection of international discount flights increase, roads are expanded etc., prices have stabilised or even increased, but not fallen. In areas which had demonstrated strong growth, there is a risk of falling prices, but we are sourcing properties with continued potential and security.
2) Low risk strategy...
We do not use mortgages. No leverage means we have relatively no exposure to interest rate risks, other than in that they affect property prices, and we are not very vulnerable to any fluctuation in rental income.
Choose your own leverage /risk level...
Our conservative investment strategy does not mean you cannot use higher leverage. We understand that investors have different objectives, and gearing is possible though the use of individual finance. For example, if you wish to borrow 50% of the unit price, your capital growth potential is doubled, however, you should have in mind that property prices may go down as well as up, and, if you use leverage not only the profit potential but also the risk is increased.
3) Benefits include holiday system...
We have devised a holiday system, based on over 35 years experience in tourism, which gives each investor privileged use of holiday properties world wide. This is not timeshare, but we allocate holiday units which investors can rent. In order not to be subject to tax on any benefit, the rent is at market rate, but investors enjoy other, non-financial benefits. We can offer this benefit with immediate effect because Acacia Resorts, as founders of the property pool, already have 10 holiday units in France.
In addition we are members of a world wide property exchange organisation, where, for a moderate charge, you can choose to exchange your holiday unit with properties in other locations.
